We do not sell our lots however we will help you find a lot if you don’t already have one. We also build Spec homes which are on the market ready to go

Do you guys evaluate soil?
Yes, we do that during our study period after contract.
What's included in the site costs?
Drainfield, well, clearing, excavation, driveway, and electrical hookup.

Can you make changes to the floorplan?
No
Can I use my own contractors?
No
Do you build covered porches?
We do technically build covered porches (the front porch) and can also build pressure-treated decks.
Can we put ceiling fans in all bedrooms?
Yes. $250 per fan
Can we have hardwood everywhere?
We don’t install hardwood floors, but we do offer premium-grade LVP flooring. Pricing depends on the square footage.
Do you offer a home warranty?
Yes, every home comes with industry-leading 2-10 Home Warranty coverage. 2-10 warranty covers the house for up to ten years for structural concerns, the first two years for trades-related issues, and the first year for craftsmanship defects.
Can we change the posts from white to stained?
Yes
Do premium features such as exposed beams, farmhouse sink, freestanding master tub, come standard?
Yes, the only variable is site costs
Can I add a detached garage?
Yes, as long as your site allows for it. Our two-car detached garage costs $50,000.
Lending
How long does it take to complete a build?
4-5 months for permitting and 6 months for the build.
I am already prequalified to build a house- can I use my lender?
The construction loan process is different the normal loan. We need to use our Ironwood preferred lenders. If you choose to use your own construction loan we require a 25% downpayment.
What are my closing costs?
Typically they are about 3% of your loan amount but that will vary depending on your loan type
What are my required down payments?
We require 10% down, if not we will increase the sales price by 2.5%.
Do you pay commissions?
Yes we pay up to 2.5% of build price
